Smoking, Alcohol & Substance Rules for Roommates

One roommate smokes. Another can't stand the smell. Someone wants to keep alcohol in the house. Someone doesn't drink. These are the conversations people avoid — and the ones that cause the biggest fights.

Smoking: Inside, Outside, or Not at All?

Most roommate agreements default to no smoking indoors. But what about vaping? What about on the balcony or patio? What about 420 in states where it's legal? Be specific about what's allowed where. “No smoking” is vague — “No smoking or vaping indoors. Smoking permitted on the balcony only. All smoking materials must be disposed of properly” is clear.

Alcohol: Shared or Personal?

If one roommate doesn't drink and another keeps the fridge stocked with beer, set boundaries. Is alcohol in common areas OK? Can guests bring alcohol? What about parties where alcohol is served? Address it now — not after an uncomfortable situation.

Parties and Social Drinking

If you host parties where alcohol is served, all roommates should agree on the guest count, noise level, and cleanup expectations. The roommate who doesn't drink shouldn't be stuck cleaning up beer bottles at 2 AM.

What If Someone Breaks the Rules?

Your agreement should have consequences. First offense: conversation. Second offense: written warning. Third offense: could mean the roommate needs to find a new place. Having this in writing means you're not being “mean” — you're enforcing what everyone agreed to.
